Parcel 1: Crop Land:
This parcel contains two tracts of land each with a separate owner. The tracts are connected physically and are sold as one parcel. They are farmed as one field. The crop ground was minimum tilled or no-tilled and seeded with good malting barley, spring wheat, lentils, green pea rotation for the last 30 years. Above county average proven yields.
The first tract (Outlot A) contains +/-98.81 acres located in the North Half of the Southeast Quarter (N1/2SE1/4) and the Southwest Quarter (SW1/4). The second tract contains +/-80 acres located in the South Half of the Southeast Quarter (S1/2SE1/4). When combined, the crop land contains +/-178.81 acres. This parcel is subject to a farming lease expiring December 31, 2025. This parcel is also subject to wind and carbon storage agreements.
Parcel 2 : Pastureland:
This parcel (Outlot B) contains +/- 139.79 acres located in the North Half of the Southeast Quarter (N1/2SE1/4) and the Southwest Quarter (SW1/4). It contains a well and is fenced on all sides. This parcel is subject to wind and carbon storage agreements. The pasture was grazing managed with strict cow/calf numbers allowed each season. A set entry of June 1st and exit October 1st was adhered to.
Subject to the following terms:
1. Bids must be submitted to attorney Katie L. Winbauer, of Bormann, Myerchin, Espeseth & Edison, LLP, 418 E. Broadway Ave., Suite 240, Bismarck, ND 58501, in writing by noon (12 p.m.) on Monday, December 30, 2024. Bids must be signed, include a mailing address, telephone number, and email address, and must be accompanied with a cashiers check payable to BMEE Trust in the amount of 10% of the amount bid, as earnest money to be applied if bid is selected.
2. All bidders will be invited to the live auction held at the offices of Bormann, Myerchin, Espeseth & Edison, LLP, at 418 E. Broadway Ave., Suite 240, Bismarck, ND 58501 (with option to attend via Zoom) on January 6, 2025.
3. Sellers may consider a Contract for Deed financing on 5-year term.
4. Closing shall be completed within 45 days of live auction.
5. The land is being sold subject to all leases, easements, rights of way conveyances, restrictions, and reservations of record and is being sold where-is and as-is. Sellers reserve the right to reject any and all bids, to waive irregularity in bids, and to modify the manner of the sale in any particular whatsoever. All information provided at auction takes precedence over advertisements.
